Build Specification and Roadmap of the develpopment phases. Seaview Manor is being developed in phases, below are the prelimnary specification details and plan.

Build Specification

Seaview Manor delivers beautiful open plan living where contemporary luxury is blended perfectly into the gravity of the original design of the building. This has also been incorporated into the New Build Apartments.

Seven dwellings are to be created in this substantial stone built house which will be converted to homes of character retaining many original features.

Kitchen/Utility Room

High Quality Leicht German Kitchens will be designed and installed by award-winning Kitchens International and will contain a range of soft close drawers and cabinets, handles and worktops, with a choice of doors and colours. (Subject to build timescale)

Siemens appliances include integrated oven, fridge, freezer, dishwasher, induction hob and a washer/dryer (A rated). Upgrade options are available subject to build time scale.

Bathrooms

Contemporary white Roca sanitary ware and Grohe chrome fittings included. Shower over bath with glass shower screen or separate shower. Vanity Unit. Wall and floor tiling choices available from Collinson (Subject to build time scale)

Ironmongery & doors

Contemporary Light Oak finish doors with high quality stylish satin chrome ironmongery fitted throughout.

Internal Finishes

Choice of integrated fitted wardrobe doors with hanging rails and shelving where applicable. (Subject to build time scale)

Where possible we will be able to offer buyers variations and choices on the internal finishes, although the availability of this will depend upon the stage of construction that each property has reached when a reservation is made.

Lighting and Electrics

Where possible all light fittings have been specified as LED to ensure maximum efficiency for the properties and to keep the carbon footprint as low as possible. Multiple light circuits have been provided to living/dining/kitchens to allow the rooms to be selectively illuminated to the taste and function of the resident.

All properties are supplied with an individual high specification Worcester gas combination boiler central heating system. Chrome ladder heated towel radiator to bathrooms and white radiators elsewhere with thermostatic valves.

The energy efficient heating system and enhanced insulation are designed to keep energy bills and carbon emissions as low as possible.

Decoration

White Dulux paint to walls and ceilings. White skirtings and door facings. Smooth plaster finish to ceiling.

Decoration

Amtico flooring to open plan lounge, kitchen, dining area, carpets elsewhere. Upgrade options available.

Door Security entry system to all new build apartments.
